Why Choose Delta
We deliver honest and fair quotes and guarantee all work
A single-family homeowner with a dead AC calls once. You get the call from the tenant, then the follow-up, then the one from the neighbor who heard it was out too. Multi-family HVAC is a different job because of what’s attached to the problem: tenants waiting, access to schedule, other units sharing equipment, and an owner who wants to know what it will cost.
Delta T NC works on the problems that land on a property manager’s phone:
“The AC isn’t cooling in unit 4B.” In a Triangle summer, a unit that won’t cool becomes an urgent call by the next afternoon. We check the usual suspects first (airflow, refrigerant, condensate, electrical) and tell you plainly what we found.
“There’s a water stain on the ceiling below.” A clogged condensate drain in one unit can show up as damage in the one underneath. We clear the line and look at why it backed up so it doesn’t repeat.
“It’s freezing in here and the heat won’t kick on.” No-heat calls in a cold snap can’t wait for the next available slot. See the open items below for the after-hours details.
“The units on the second floor are always warmer than the first.” In older buildings and converted houses, this usually comes down to ductwork, balance, or equipment that was never sized for the space. We look at the whole picture instead of just swapping parts.
“Musty smell from the vents.” Odors and high indoor humidity can point to deeper issues like duct leaks, wet crawlspaces, or water intrusion. We trace the source instead of selling you a fix for the symptom.
“We just turned a unit and need it ready.” Make-ready HVAC checks between tenants catch small problems before they become move-in complaints.
Triangle neighborhoods from downtown Raleigh and Durham to Cary and Chapel Hill have plenty of older homes converted into two, three, or four units. These are often the trickiest HVAC jobs around. The original system may have been built for one family, then stretched to cover a space it was never designed for, with window units, added mini-splits, or a patched duct system filling the gaps.
Before we recommend anything, we work out what’s actually serving each unit. Sometimes the fix is a repair. Sometimes it’s a smarter way to separate the units. We’ll tell you which one it is, and we’ll tell you if the cheaper option makes sense.
For multi-building properties, the goal is fewer emergencies and fewer surprises:

Both. Many of our customers manage rental properties, from a single duplex to larger communities.
Yes. These are some of the most common calls we get. We start by figuring out what equipment is serving which unit, since the original setup often doesn't match how the building is used today.
We work through you or your designated contact to schedule visits, and we're respectful of tenants' time and space.
We do. We'll create a custom plan for your property group.
We'll give you both options with real numbers. When the cheaper path makes sense, we'll say so. When it doesn't, we'll show you why.
Yes. We'll walk the property, document what's there, and tell you what we'd keep, repair, or plan to replace.
